Ideal Advice for Today's Real Estate Market

iDeal Real Estate Professionals LLC and Dallas-Hiram Patch are coming together to bring you real estate stats, advice and more each Thursday.

You've heard a lot about the real estate market over the last three years—how it crashed, how people were affected, and how it will be years before it becomes "normal" again. With so much noise, it’s hard to know what to believe, who to believe, and most important of all, what to do.

iDeal Real Estate Professionals LLC has partnered with Dallas-Hiram Patch to answer those questions and more. We are pleased to announce a weekly feature that will run each Thursday to serve and educate the local consumer on the state of the housing market in Paulding County. This will become your source for the hyper-local real estate news, as the national and regional media present generalized information, ignoring the street-level fact that “all business is local” thus leaving the Paulding County community mostly in the dark about what’s really happening on their block.

Our weekly feature will provide the Paulding community with local sales and pricing statistics such as the number of active sales in Paulding County each month, the monthly wrap-up of current home prices based on sales that month, tips on purchasing and selling real estate such as “The Five-Step Process to Purchasing a Home,” Q&A with our readers with the “Ask the Broker” feature, and information to demystify the foreclosure buying process. Our intention is to provide the news you need to know about the local real estate market. As one buyer recently remarked, “I had no idea there were so many buyers in the market and that our competition would be this stiff.” Did you know that contrary to the reports you hear from larger media sources, the Paulding County market is in fact facing a steep decline in available inventory from the beginning of 2011? As of Dec. 29, the HUD website listed just 22 HUD-owned homes available for purchase in Paulding County. That’s a major decrease from just 12 months ago. In January, First Multiple Listing Service reports showed an available inventory in Paulding of just less than nine months, and in September, the inventory was just under four months. That will tell you the market is moving and consumers are purchasing homes. With more favorable lending fees and interest rates the lowest they have been in decades, smart consumers are taking advantage of the local market in vast numbers.
